How to Get a Mortgage as a Foreign Buyer in Dubai

Most UAE banks lend to non-resident foreign nationals, but the terms differ meaningfully from what residents can access.

How much can you borrow?

Non-residents can typically finance up to 50% of the property value; UAE residents can access up to 80%, subject to income and credit checks.

Documents banks usually ask for

  • Passport copy and proof of current address
  • 6 months of bank statements
  • Proof of income (salary certificate or 2 years of audited accounts if self-employed)
  • Existing liability statement from your home country, if applicable

Getting pre-approved first

A pre-approval, valid for 60–90 days, fixes your borrowing capacity before you start viewing — sellers and agents take offers from pre-approved buyers far more seriously.
