These terms govern your use of this website and any enquiry, form or content you access through it. By browsing the site or submitting an enquiry you agree to them. If you do not agree, please stop using the site.
These terms cover the website itself. Any brokerage, listing, tenancy or agency service we provide is governed by the separate signed agreement for that engagement, which prevails over this page if the two ever conflict.

Guild Real Estate is a real estate brokerage operating in the Emirate of Dubai, United Arab Emirates, licensed by the Department of Economy and Tourism and registered with the Dubai Land Department and RERA. Our office is at Office 304, Building 8, Bay Square, Business Bay, Dubai.
Our brokers act under the Dubai Land Department framework and the code of ethics that applies to licensed agents in the Emirate.

You may browse the site, save properties and submit genuine enquiries for your own personal or internal business use. You agree not to:

Listings, prices, availability, floor areas, service charges, payment plans, handover dates, images, floor plans and community information are provided in good faith from developers, landlords, sellers and public sources. They are indicative only and can change or be withdrawn without notice.
Measurements are approximate. Computer-generated images, renders and virtual staging of off-plan or under-construction properties illustrate the intended design and are not a representation of the finished product. Rental yields, price trends, capital appreciation figures and market statistics are historical or estimated and are not a forecast or guarantee of future results.
Prices are stated in UAE Dirhams unless shown otherwise and exclude government fees, transfer and registration charges, service charges, agency commission, VAT and any other cost applicable to the transaction, unless a listing says so explicitly. Always verify the details of a specific property with us in writing, and satisfy yourself through your own inspection and due diligence, before committing to anything.

Nothing on this site is an offer, an invitation to treat capable of acceptance, or a binding commitment to sell, lease or reserve any property. A transaction is created only by a signed agreement between the relevant parties.
Content on this site — including market insights, guides and community pages — is general information, not financial, investment, legal, tax, mortgage or immigration advice, and does not take your circumstances into account. Take independent professional advice before acting on it.

When you submit an enquiry, valuation request, consultation booking, property listing form or career application, you confirm that the details you provide are accurate and that you are entitled to share them, and you agree that a member of our team may contact you by phone, email or messaging app about that enquiry.
We aim to respond promptly, but we do not guarantee a response time and we may decline to act on any enquiry. Submitting a form does not reserve a property or create any agency relationship between us.

Saved and recently viewed properties are stored in your own browser rather than in an account with us. Clearing your browser data, switching device or browsing privately will remove them, and we cannot restore them. Treat the feature as a convenience, not as a record.

The Guild name, logo, page designs, text, photography, video and other material on this site are owned by Guild Real Estate or licensed to us, and are protected by UAE and international intellectual property law.
You may view and print pages for your own reference. Any other use — copying, reproduction, modification, framing, republication or commercial exploitation — needs our prior written permission. Third-party marks, developer branding and project renders remain the property of their respective owners and appear here under the permissions given to us.

The site includes links to and content from third parties, including developers, property portals, mapping and media providers, embedded reviews and social platforms. We do not control that content and do not endorse or accept responsibility for it, and a link is not a recommendation. Your use of a third-party service is governed by that provider's own terms.

We work to keep the site available and current, but we provide it "as is" and "as available", without warranties of any kind to the extent permitted by law. We do not warrant that the site will be uninterrupted, error-free, secure, or free of viruses or other harmful components, and we may change, suspend or withdraw any part of it — including any listing — at any time without notice.

To the fullest extent permitted by UAE law, Guild Real Estate, its owners, employees and agents are not liable for any indirect, incidental, special or consequential loss, or for loss of profit, opportunity, business, data or goodwill, arising from your use of this site or reliance on anything published on it.
Nothing in these terms excludes or limits liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any other liability that cannot lawfully be excluded.

You agree to indemnify Guild Real Estate against any claim, loss, damage or expense, including reasonable legal costs, arising from your breach of these terms, your misuse of the site, or your infringement of the rights of any third party.

Personal data submitted through this site is handled as described in our Privacy Policy, which forms part of these terms. Please read it before sending us your details.

These terms, and any dispute or claim arising out of them or your use of this site, are governed by the federal laws of the United Arab Emirates and the laws of the Emirate of Dubai. The courts of Dubai have exclusive jurisdiction, without prejudice to any mandatory consumer protection right you have under UAE law.
If any provision of these terms is held invalid or unenforceable, the remaining provisions continue in full force.

We may update these terms as our services, the site or the law change. The date at the top of this page shows the current version, and the version in force is the one published when you use the site. Continuing to use the site after an update means you accept the revised terms.
