Privacy Policy

Your personal data is part of every property decision you make with us — an enquiry, a valuation, an offer, a lease. This page sets out exactly what we collect, why we hold it, who we share it with, and how you can take it back.

Who this policy covers

This policy explains how Guild Real Estate ("Guild", "we", "us") handles personal data when you use this website, enquire about a property, list a property with us, request a valuation, book a consultation, apply for a role, or otherwise deal with our team.

We act as the controller of the personal data described here — we decide what is collected and why. Where a developer, landlord, bank or government authority also processes your data as part of a transaction, they do so under their own privacy terms.

We handle personal data in line with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data and the real estate, anti-money-laundering and consumer rules that apply to licensed brokerages in Dubai.

Information we collect

Information you give us directly, through a form on this site, by email, phone, WhatsApp or in person:

  • Contact details — name, email address, phone number and country code.
  • Enquiry details — the property, project or community you asked about, your budget, timeline, purpose (end use or investment), preferred bedrooms or areas, and anything you write in a message field.
  • Seller and landlord details — the property address, unit and building, ownership status, asking price or expected rent, and the documents needed to market and transact it.
  • Career applications — your CV or resume file, work history and any details you include with it.

Information collected automatically when you browse:

  • Campaign attribution — utm_source, utm_medium, utm_campaign and utm_content from the link you arrived on, held in your browser session so the enquiry you later submit is credited to the right campaign.
  • Standard technical data handled by our hosting provider, such as IP address, browser and device type, referring page and timestamps, used to serve the site securely.
  • Preferences kept on your own device — saved properties, recently viewed properties and your light or dark theme choice. These stay in your browser and are not sent to us.

Information from other sources — property portals and marketing partners that pass on an enquiry you made there, developers and agencies we work with, referrals from existing clients, and publicly available records such as title and ownership data where a transaction requires it.

How we use your information

  • Responding to your enquiry, shortlisting properties and arranging viewings.
  • Representing you in a sale, purchase, lease or off-plan reservation, and coordinating with developers, landlords, conveyancers, banks and the Dubai Land Department on your behalf.
  • Marketing a property you have instructed us to sell or lease.
  • Carrying out client due diligence, identity verification and source-of-funds checks required by UAE anti-money-laundering law before a transaction proceeds.
  • Sending you market updates, new listings and event invitations where you have asked to hear from us.
  • Improving the website and understanding which campaigns and pages generate genuine enquiries.
  • Assessing job applications and, where relevant, keeping your details on file for future openings.
  • Meeting our legal, regulatory, tax and audit obligations, and establishing or defending legal claims.

Marketing communications

We only send marketing to people who have asked for it or who have an existing relationship with us. Every marketing email carries an unsubscribe link, and you can ask us to stop at any time by replying to a message or emailing info@guild-realestate.com.

Opting out of marketing does not stop service messages about a transaction, viewing or application already in progress.

Cookies and browser storage

This site does not use advertising or cross-site tracking cookies. What it does store sits in your own browser and can be cleared at any time from your browser settings:

  • Local storage — the properties you save and the ones you recently viewed, so those lists survive a page refresh, plus your light or dark theme preference.
  • Session storage — campaign attribution parameters from the link you arrived on, cleared when you close the tab.

Some pages load fonts and embedded content from third parties, such as Google Fonts and mapping or media providers. Those providers may receive your IP address and set their own cookies under their own policies. Where we later add analytics or advertising technology, this section and any consent controls will be updated before it goes live.

Who we share it with

We do not sell personal data. We share it only where there is a reason to:

  • Guild consultants and staff working on your enquiry or transaction.
  • Developers, landlords, sellers, buyers and their representatives, where sharing is needed to progress the deal you asked us to handle.
  • Service providers acting on our instructions — CRM and lead management, email and hosting, document storage, IT support and marketing platforms.
  • Professional advisers such as conveyancers, mortgage brokers, valuers, auditors and lawyers.
  • Government and regulatory bodies, including the Dubai Land Department, RERA and the relevant financial intelligence authorities, where the law or a transaction requires it.
  • A buyer or successor entity if our business or part of it is transferred, subject to the same protections.

International transfers

Some of our service providers store or process data outside the United Arab Emirates. Where personal data leaves the UAE, we transfer it only to jurisdictions recognised as providing adequate protection, or under contractual safeguards that hold the recipient to standards comparable to UAE law, or with your explicit consent where the law allows it.

How long we keep it

We keep personal data only as long as it serves the purpose it was collected for, then delete or anonymise it. In practice that means enquiry and marketing records are held while the relationship is active and for a reasonable period afterwards, transaction records are held for the periods required by UAE tax, commercial and real estate rules, anti-money-laundering records are held for at least five years after the transaction or the end of the business relationship, and unsuccessful job applications are kept for up to twelve months unless you ask us to remove them sooner.

How we protect it

Data submitted through this site is transmitted over encrypted connections and passed to our lead systems over authenticated, server-side channels — form credentials are never exposed to your browser. Access to client records is limited to staff who need it, and our providers are selected on their ability to meet appropriate security standards.

No system is completely secure. If a breach occurs that is likely to affect your rights, we will notify you and the relevant authority as required by law.

Your rights

Subject to the conditions and exemptions in UAE data protection law, you can ask us to:

  • Confirm what personal data we hold about you and give you a copy of it.
  • Correct data that is inaccurate or incomplete.
  • Delete data we no longer have a lawful reason to keep.
  • Restrict or object to certain processing, including direct marketing.
  • Transfer data you gave us to another controller in a structured, machine-readable format.
  • Withdraw a consent you previously gave.

Email info@guild-realestate.com with your request. We may need to verify your identity first, and we aim to respond within thirty days. If you are not satisfied with our response, you may complain to the UAE Data Office.

Children's data

This website and our services are intended for adults. We do not knowingly collect personal data from anyone under 18 except where a parent or guardian provides it as part of a family transaction. If you believe a child has given us data directly, contact us and we will remove it.

Links to other sites

Our pages link to property portals, developer sites, social media and other third-party services. Those sites are outside our control and are governed by their own privacy policies — we are not responsible for how they handle your data.

Changes to this policy

We update this policy when our practices, services or legal obligations change. The date at the top of the page shows the current version, and material changes will be highlighted on the site. Continuing to use the site after an update means you accept the revised policy.
