1. Get pre-approved before you fall in love with a unit

A mortgage pre-approval tells you your real budget and signals to sellers that you're a serious buyer — agents move faster for buyers who already have one in hand.

2. Budget for more than the sticker price

Between the 4% DLD transfer fee, agency commission, and trustee office charges, expect to add 6–8% on top of the purchase price.

3. Verify the title deed and service charge history

Your agent or conveyancer should confirm there are no outstanding liens and that service charges have been paid up to date before you commit a deposit.

4. Understand the difference between off-plan and ready
